OVG completes the Maastoren, the tallest office building in the Netherlands

OVG has completed the prestigious Maastoren in Rotterdam

The 165 m tall skyscraper on the River Maas comprises 44 floors with a total of 38,000 m2 of leasable office space and 633 parking spaces. The Maastoren is to be the new accommodation for Deloitte, AKD Prinsen van Wijmen, Q-Park and Mabanaft, among others. They have chosen the Maastoren because of its unique location, the prestigious character, the excellent amenities and its central position in the city. SEB Asset Management has purchased the building for its open-ended real estate fund SEB ImmoInvest.

Dam & Partners Architecten (together with the French firm of architects Odile Decq Benoit Cornette) is responsible for the design of the Maastoren. One of the most important features in the design is the relationship with the public space. The ground and first floors have an open and transparent quality. All major communal functions are situated here. There is a large ‘sky lobby’ on the top floor, which will be used as a boardroom. The aluminum facade cladding of the high-rise gradually becomes lighter as it nears the top. Depending on the weather, the building changes color, as a chameleon adapts to its surroundings. The glass facade of the ‘sky lobby’ extends above the roof of the building, giving the impression that the tower is blending into the sky.

Water from the River Maas as cooling
The Maastoren cleverly makes use of the water flowing past from the River Maas. The water is used for the sprinkler system and for the thermal energy generation, together with underground wells, and last week this system was transferred to Vaanster Energie. Among other things this means that no district heating is required and CO2 emissions for the building are virtually halved in relation to a normal building. This constitutes a major contribution to the City of Rotterdam’s ambition to be one of the world’s forty cleanest cities, as defined in the Clinton Climate Initiative of former US President Bill Clinton.
